



Leaks on a metal roof almost never come from the metal panels themselves. They come from the penetrations - the spots where something punches through the roof, like a chimney or a pipe. Those transition points are where water finds a way in, and if they're not sealed properly, it's only a matter of time before you've got a problem inside the house.
Here's what we were working with on this one - a brick chimney and a pipe penetration, both sitting on a standing seam metal roof. The chimney base had gaps where the metal met the brick. The pipe had a boot that needed to be locked down tight. Both are classic trouble spots on any metal roof, and both needed a clean, thorough seal to make the roof actually water-tight.
We applied roof coating around the full perimeter of the chimney base, working it into every seam where the flashing met the brick. Same approach on the pipe - the boot got coated and sealed edge to edge so there's no path for water to sneak through. The lines came out sharp and clean, which matters. Sloppy work in these areas is what causes callbacks.
The detail work is what separates a roof that holds up from one that keeps giving you headaches. A metal roof is a long-term investment, and the last thing you want is water getting in at a seam that could have been sealed properly the first time. We take that part seriously on every job.
